Good Cause Eviction

On April 20, 2024, the Real Property Law (“RPL”) was amended to add Article 6-A, known as the Good Cause Eviction Law (“GCE”). Generally, the GCE subjects free-market apartments to rent regulation by preventing the removal of tenant unless a landlord is able to establish “good cause” and caps rent increases unless a landlord can establish that the increase is not “unreasonable”.
